CASE STUDIES: CAÑADA CROSSROADS
Canada Crossroads Shopping Center is located in the Town of Oro Valley, a rapidly growing community northwest of Tucson. The property was acquired as vacant land by investors in 1998 and SRA oversaw the development and leasing of the property from the ground up.
The development of the site required close cooperation with the Town of Oro Valley to overcome a number of legal, regulatory, and environmental issues, including the preservation of critical habitat for the endangered Pygmie Owl. As part of an agreement, SRA and its partners negotiated to give 3 acres of the 10 acre site to the Town to act as a park and buffer zone of open space in the area. With the remaining 7 acres, SRA has overseen the construction and leasing of over 25,000 square feet of space.
The distinctly South-Western architecture, with bright colors and columned courtyards was designed especially to cater to the upper-income clientele in Oro Valley. Within a 1-mile radius of the center there is a population of over 5,000 with an average annual income of over $74,000. An additional two pads are available for future development.
